Hello Owner’s and Board of Directors,

Spring 2024 has arrived and it’s time to get ready for the 2024 rental season.  Below are a few bullet points with updates and notices that the Board of Directors and I have spoken about.  We are moving forward with a few projects, upgrades and repairs.

*  The pool will be closed starting 3/11/24 hoping to reopen by 3/15 or 3/16.  Repairs to the tiles and a few surface cracks will be completed.

*  New pool lounge chairs will be installed at the same time.

*  Updated signage that has faded will also be replaced.

*  Pre Emergent, weed killer and fire ant treatment has been completed as of today. 

*  Continuing on with the River Rock and mulch.  This will be installed within the next few weeks.  River Rock will be installed at the two entry ways on Snorkel Way approx 20′ on each side of the driveway and then the rest will be mulched.  Mulch will be installed around the property.

*  Receiving bids for a new camera system at the pool area.

*  Seeking additional bids for the fence to be continued around the HOA.

*  The HOA common area fence line will be washed to remove dirt and mold.

*  The drainage ditch has been placed on the back burner due to the project cost and materials on back order.

*  Please inspect your cottage and fence (both sides) if they need to be cleaned please do so.  

*  Please remember to inform your guests about the parking passes and rules.

*  With the two bike weeks coming fast.  Trailers are permitted, but must have a block, piece of wood or something under the tongue to protect the pavement.  Any trailer without this may be removed off the property.

*  Semper Fi will offer trailer parking as we have for the last 5 years.  Please have your guests contact Semper Fi Property Management at 843.315.1756 ext 2. for details.  The cost is $50 for the week.

*  Only owners’ may have pets.  No renters or guests may have pets on the property.  Please review and learn the ADA Service Pets Laws.  This will be strictly enforced.

*  New sod around the mail boxes will be installed.  Hoping to make this area look more clean.  

*  Please inspect your grills, gas & charcoal, to ensure that they are clean and ready for your guests.  Please post that ALL grills must be pulled away from the cottage while in use.  Last year a cottage had its cement board siding burn, the vinyl melted and the heat was so hot it also melted the glass on the window where the gas grill was being used.  Please insteact this and enforce this.

*  A quick note that the HOA does not carry Property Insurance for the Cottages.  Per the Master Deed and Bylaws please forward a Certificate of Insurance or your Dec page to the HOA Management Team.  Please email to your HOA email address.  We are asking to have all Cottages insurance information by April 30, 2024.
